Designation summary

The special architectural and historic interest of this area can be summarised as: A group of houses built from the 1860s to the 1880s, set around the Grade II listed Christchurch.

Historic background

This part of Berrylands around Christchurch was developed from 1860 as a select residential estate. However, as is typical of the Berrylands area, development was sporadic and buildings in the area were erected over a 25 year period up to about 1885. In the conservation area there are particularly good examples of architecture from the 1860s and 1880s which together form a cohesive group. The setting of these buildings is enhanced by tree lined roads and residents mature gardens.

Key architectural features

Christchurch is Grade II listed and was built from 1862 to 1863. It is made up of red brick with stone dressings in a Gothic style known as early English by local architect CL Luck. Other buildings of architectural interest include 22 - 32 The Avenue which are Italianate in style and constructed of yellow London stock bricks. To the immediate south and east of Christchurch are a historically and architecturally cohesive group of late Victorian houses Nos 1, 2, 3, 4, 5, 6 Christ Church Road and Nos 39, 41, 43, 45 and 50 The Avenue. Although these houses are of four different designs, they are united in the same use of materials and gothic details in their elevational treatment.
