Reason:

CB - The location of this property is on the corner of Ullswater Crescent and Derwent Avenue, directly across the main road from the Kingston Vale CA- and is in a strategic area of special character. It is a large extension notably on the side facing Derwent Avenue and to the rear facing the CA. While the application form states that no trees will be affected, the proximity suggests that this is unlikely to be the case facing Derwent Avenue - or at least needs checking. Maintaining the leafy nature of Derwent Avenue will protect the character of the CA opposite. Lack of detail.
