Reason for objection:
This is an inappropriate development within the Conservation Area and in relation to its close proximity to Genesis House. The proposed building is ill proportioned and badly designed, the windows in the east elevation are far too large. The amenity space is inadequate and there appears to be no reference to refuse bin storage - the drawing of refuse bins on the plans are outside the application boundary.
This is over development of the site and certainly does not enhance the Conservation Area.
It is unclear whether the 'change of use', from garage to residential, requires a separate planning application.
