Description of proposed works:

Amalgamation of No. 84 and No. 84a Lower Ham Road to create one dwellinghouse. Demolition of garage and outbuilding and erection of single storey rear and side extensions. Demolition of external staircase, demolition of front conservatory/porch and erection of open porch, replacement hard landscaping and front patio. Erection of new front wall and entrance gate, and new rear side boundary wall and gate. Changes to fenestrations including installation of new window to 2nd floor North elevation. Restoration of external building fabric including railings to front and installation of new timber windows. Installation of 5nos. rooflights to side and rear roofslopes and new railings to rear side of property. Erection of garage within rear garden.

Reason:

The return of this substantial property to its original purpose of a single dwelling house from two flats is a positive move. The removal of the external staircase to the side and the glass porch from the front and construction of a new more traditional front door/ porch are to be commended. Also brick, render and timber windows to match existing is a positive move.

NB. The Committee, however, would like the following elements to be reviewed:
1/ The height of the new garage is considered overbearing with its position being elevated above some surrounding ground levels, making it very visible from the street view.
2/ The front wall is shown in a rendering as brick but there is no actual detail. It should retain the character of the existing walls either side of the property, potentially reusing bricks from the demolition of the external staircase at the side of the house.
