Reason for objection:

Objection.

Plans to redevelop the existing car wash are welcome.

But what is presumably a building height restriction on the development so as not to block the views/ amenity of the neighbouring Home Park Court flats pushes this development underground with basement bedrooms & ground floor living accommodation - a building typology which is out of character with this CA.

Furthermore, basement bedrooms in such close proximity to the river must present a flood risk in spite of the mitigants set out in the applicant’s flood risk assessment.
