Reason:
The proposed development is of a similar scale and height to the building it is replacing and is more in-keeping with the architecture of the (newly-built) Hurlston House. It will not negatively impact the views from the neighbouring house or the golf course; hence 'no objection' is justified. The only concern is that the arboricultural statement is dated July 2021 and was prepared for the development of the main house, before this proposal was envisaged. While the trees in this new area were noted they were in the development 'exclusion zone'. The 'no objection' is therefore caveated - what is the impact - if any - on the trees along the boundary directly behind the structure (yew and silver lime and others), including in the neighbours' garden, and by the new plant room?
