Reason:

While the development will not have a harmful impact on the Conservation Area, it should be noted that the heritage statement is inadequate to assess the impact on the historic fabric of the building. The statement merely reproduced the list description.

We would recommend that the planning officer carries out a thorough site visit to ensure that the works will not result in harm to the heritage asset.
