Reason for objection:

Demolition of a historic house in a Conservation Area should always be a last resort and should be compared with retrofitting and modifying the existing asset. The current property is an attractive Arts and Crafts house which enhances the Conservation Area. From a carbon perspective, the CO2 generated in the demolition and building process needs to be considered, not only the CO2 released during the occupation of the building after construction (Planning Energy Statement included with this application) and this should be compared with retrofitting and extending if needed the existing house. As per the Kingston Climate Action Plan The planning application process .... needs to ensure developments meet national construction carbon reduction targets, with the aim to ensure carbon emissions and wider air and environmental impacts from construction are minimised. This application patently does not minimise construction carbon emissions which would be mimimised by retrofitting and extending (if necessary) the existing property. SCAAC opposes the loss of this historic property and the loss of mature trees.
