The previous scheme (23/00023) for this site, which CAAC objected to & was refused by officers, has gone to appeal, which remains ongoing. This latest PA appears to be a ‘plan B’ rather than replacement. It is better in several respects & has greater regard for the prevailing typology of the CA. Spacing & landscaping has also been slightly improved. The front dormer on the 2 storey residential unit, however, has a somewhat incongruous appearance as it straddles the front wall & roof pitch & we believe this element should be reworked by the applicant. The addition of a pitched roof to the dormer might alleviate our concern.
