Reason:

The dwelling is a large detached double fronted house, with' lean-to' garage as an integral part of the frontage. The planning application is to convert this garage into a habitable room (study) with a single storey rear extension/orangery with roof lantern. The materials quoted are for red brick and white render - to match existing. Windows and doors will be white painted wood, and the rear extension will have a flat roof.
The proposed frontage conversion appears well considered on the site plans, and will probably make the frontage as a whole more appealing. The current 'lean-to' garage is currently looking tired, and the dimensions of the garage realistically preclude the storage of a modern day vehicle.
The proposed front elevation plans look well thought through, and the new proposed window matches well with existing.
The rear extension will probably not be visible from the street, either Richmond Rd or Bank Lane.
The design on the rear extension windows does not seem to follow through with the rest of the rear window design, but as this a rear extension, this may not be of concern. The extension's white smooth rendering will match the rest of the property. The glass balustrade should give a nice finish to the raised patio area.
