Reason for objection:

SCAAC has a strong objection in principle to this proposal which causes harm to the adjacent conservation area. The proposal overdevelops the site with a density that is inappropriate for this area. Due to height it will significantly impact the privacy of neighbouring properties both inside and outside the CA. The provision of 6 properties on the site currently occupied by a single property will significantly increase vehicular traffic in the cul-de-sac as well as adverse effects resulting from additional servicing such as refuse collection and indeed parcel deliveries. From a design perspective, the proposal is completely out of character with the neighbouring properties and therefore wholly inappropriate in the setting of the CA.

Trees are an important consideration in the residential context of Surbiton and in particular the setting of the CA, however the applicant has not submitted a arboricultural impact assessment and therefore the application cannot be properly considered. The Application form states that the Urban Greening Factor meets the 0.4 target set by the GLA, however no evidence is presented to demonstrate how this will be achieved and therefore the figure cannot be relied upon - properly evidenced drawings with the appropriate calculations should be presented.
In summary we believe that the application will have a detrimental effect on the setting of the CA and on the amenity of this residential area of Surbiton.
