Reason for objection:
Queens Road is an eclectic mix of architectural styles but all its residential properties co-exist relatively harmoniously due to the gapping or ‘breathing space’ between them. The proposed development at 12A, however, would intrude on that. In our view, it is too ambitious for the plot size (at more than twice the mass of the existing coach house property) - building on the existing front garden & up to the boundaries on each side, as planned, would eliminate the ‘breathing space’ between it and neighbouring houses and lead to a sense of over-development in this part of the Liverpool Road CA, contrary to CS8 & DM10 of the LPA’s Core Plan.
The proposed property is not sympathetic to the locally listed properties to its immediate left as viewed from Queens Road. In particular, we object to the large glazed front gable, which is not in keeping with the character of the area & would no doubt have an adverse impact on neighbours’ residential amenity, again contrary to DM10. Furthermore, the windows to the front of the proposed property appear unduly large (partly a function of the excessive ground floor ceiling height) & are out of character with the neighbouring properties.
