Reason:

A very poor quality PA containing little useful information eg there are no visuals/ CGIs of the existing & proposed elevations/ plans. Moreover & contrary to the applicant’s declarations, work has already begun & was ongoing during our site inspection on a Saturday. This is a real concern & should be responded to strongly by the LPA. The need for 3 x parking spaces seems unjustified given the property’s close proximity to bus & cycle routes.

This is a very prominent building in the CA and we are concerned that the exterior appearance of the building should remain the same, in particular in regard to the render and fenestration. More detail should be provided to confirm there will be no harm to the CA.
