Reason for objection:

This is a considerable over-development of a site, on which the existing dwelling has previously been substantially extended. Although on a corner site with a road frontage, this proposal falls into the ‘garden-grab’ category.

“A study by Kingston University that started in May 2009 and gathered feedback from 127 councils found garden grabbing to be a problem in councils from different areas of the country. The study can be found at: www.communities.gov.uk/publications/planningandbuilding/gardendevelopments.”

The proposed dwelling is poorly located on a mini-roundabout, standing out on its own and yet without the size and grandeur expected for a detached building, in this residential conservation area. It has no consideration or sympathy for the Grade II listed church on the opposite corner of the junction and is likely to cause further traffic issues with vehicles coming and going on the edge of the roundabout. Consequently, the development is a detriment to the conservation area, rather than preserving or enhancing it.
