Reason for objection:

This proposal will result in accommodation above a shop that will be of a poor quality with no outdoor amenity space provided and therefore cannot be considered in any way acceptable.
The proposed flat will include no windows other than roof lights.
The Design and Access Statement appears to refer to a different application - eg it refers to 'the landscape design' - but the proposals do not include any landscape proposals (or space as the proposal includes building over the yard to the rear.
It refers to consultation with a heritage officer at RBK who left over a year ago and also to heritage studies that are not included within the application. The documentation is therefore inaccurate and misleading - the DAS should be re-submitted to reflect the planning application proposals.

The front elevation indicates that a new door will be added to the existing shop frontage - no detail is provided - this is a prominent location along Ewell Road and the shop front design is an important part of the characteristics of this area - at present the proposals appear unacceptable in respect of impact on the CA.
Whilst the size is listed as 88m2 it is unclear how much of this is wihtin the pitch of the roof (ie actually usable), The cross section drawing has no dimensions though it is assumed that the section is drawn through the apex of the roof (ie at its highest point - clearer accurate information should be provided. The quality of the accommodation and facilities provided are sub-standard and not of a quality acceptable with CA.
