Description of proposed works:

Demolition of existing buildings and erection of a new 2 storey building with 3rd storey recess fronting Brighton Road, comprising flexible commercial space (use classes A1, A2 ,B1a, D1[medical]) on the ground floor and 7 residential dwellings above with 9 terraced properties to the rear, together with associated access, parking, waste, cycle storage and landscaping.

Reason for objection:

We do not object to the building fronting onto Brighton Road, however would request that the shopfront is amended to include a stall-riser, characteristic of shop fronts throughout Surbiton. We note the application is for a flexible range of uses, however we are concerned that these may remain empty due to current pressures on shops in such locations.

With regards to the 9 houses to the rear - we strongly object to the number and density. This appears to be significant over-development, resulting in sub-standard space for gardens and other amenities - the houses are shown as 3-4 bedroom and as such the plots should be designed accordingly - not, as is the case crammed with as many houses that can fit!
Whilst we do not object to the architectural style, we do think the proximity of buildings to existing buildings is unacceptable and not characteristic of the CA. We think a maximum of 5 houses would be more appropriate.
We also object to the number of car parking spaces - given the proximity to Surbiton Station and numerous bus routes, the number of spaces should be reduced.
There is no demonstration of how the GLA Urban Greening Factor will be achieved and note that with less built form, a greener and more sustainable development could occur.
