Reason for objection:

The proposed rear dormer is large in relation to the existing property & would be clearly visible from the street scene (intersection of The Mall & Portsmouth Road). It is also in breach (within 0.5m of the property's main roof line) of RBK's own guidance (SPD 2013) on such features. The applicant however is citing the development underway nearby at no.66 as precedent, which the Council approved in July 2018, as did SCAAC, despite KTCAAC's reservation (objection unless the scale of development was reduced).

We believe there is no justification for permitting another breach of RBK's guidelines, which are at risk of falling into disrepute, & object to this proposal unless it is amended to comply with prevailing guidance.

We have no objection to the other, minor aspects of this application.
