Reason:
Lack of detail:- Applicant states that 'externally very little change is required' with the only changes being new windows, insertion of 3 new 1st floor windows to 1st floor and new metal railings to street.
This statement and drawings to not accurately represent existing building and the necessary work required for this change of use, for example:-
The current facade has a number of bolted on additions such as signboards, canopies and lights. The proposed elevation does not show any of these so it must be assumed these are to be removed. If so, the detail of how the facade is to be repaired must be explained.
North Elevation and plan do not accurately represent the existing facade, ie the central door is missing.
The current facade is heavily painted. The proposed facade drawing suggests fair faced brickwork however this is not clear as there is no confirmation on the drawing.
Details are required for the 1m high metal railings and new windows.
